A, Everett, Wa 98201 <br /> This project is for the construction of a new 78,000 SqFt self-storage facility on parcel No.'s <br /> 00562660601600; 00562660601700; 00562660601002 & 00562660601001. <br /> Along the west property line of the site is the private drive of McDougal Ave that is currently used <br /> as access and parking for the existing building on site and per the new building design is to <br /> continue to function in the same capacity. Because McDougal is considered a private drive the <br /> West property line of the site is considered an interior lot line and per the landscape requirement for <br /> Zone C-1, Landscape Category 'B' requires a landscape width of 5 feet. <br /> We are requesting a Landscape Modification from the requirements set forth in the Everett <br /> Municipal Code for Zone C-1, Landscape Category 'B' for the 5 foot interior lot line landscape <br /> requirement for the west property line along McDougal Ave as follows ... <br /> 1. Provide a 5 foot landscape strip along the west end perimeter of the building between the <br /> building and walkway. <br /> 2. Additional landscape treatment along the property's Everett Ave frontage along the building <br /> perimeter. <br /> 3. Provide additional width to the sidewalk along Everett Ave increasing from the 8 Ft minimum <br /> requirement to a 10 Ft sidewalk width. <br /> 4. Addition of building design elements to break up the large façade facing Everett Ave <br /> including <br /> a. Metal awnings <br /> b. Additional windows <br /> c.
