7 I <br /> Subsurface Exploration, Geologic Hazards, and <br /> Former Brien Ford Preliminary Geotechnical Engineering Report <br /> Everett, Washington Project and Site Conditions <br /> I. PROJECT AND SITE CONDITIONS <br /> 1.0 INTRODUCTION <br /> This report presents the results of our subsurface exploration, geologic hazards, and <br /> preliminary geotechnical engineering studies for the Former Brien Ford site located in Everett, <br /> Washington. The site location is shown on the "Vicinity Map," Figure 1, and approximate <br /> location of the exploration boring completed for this study is shown on the "Site and <br /> Exploration Plan," Figure 2. The log of the subsurface exploration boring completed for this <br /> study is included in the Appendix. We are familiar with this site through the completion of our <br /> previous environmental reports titled "Phase II Environmental Site Assessment" dated <br /> November 23, 2016, and "Phase II Supplemental Site Investigation" dated March 31, 2016. The <br /> locations of previous explorations completed for these studies are also shown on Figure 2 and <br /> logs of these explorations are also included in the Appendix. <br /> 1.1 Purpose and Scope <br /> The purpose of this study was to provide geotechnical engineering design recommendations for <br /> the subject site to aid in the environmental remediation of the property. This study included a <br /> review of selected available geologic literature, advancing one exploration boring, review of our <br /> previously completed studies, and performing geologic studies to assess the type, thickness, <br /> distribution, and physical properties of the subsurface sediments. Geotechnical engineering <br /> studies were completed to formulate preliminary recommendations related to: site <br /> preparation, site drainage, temporary cut slopes, structural fill recommendations, pavement <br /> thickness, and for underpinning of existing foundations. This report summarizes our fieldwork <br /> and offers preliminary recommendations based on our present understanding of the project. <br /> We recommend that we be allowed to review the recommendations presented in this report <br /> and revise them, if needed, when a project design has been finalized. <br /> 2.0 PROJECT AND SITE DESCRIPTION <br /> The subject site consists of one Snohomish County Tax Parcel (No. 00393200300100) at 5200 <br /> Evergreen Way, Everett, Washington as shown on Figure 1. The 3.84-acre property is located in <br /> a mixed residential, commercial, and retail area. The property is currently occupied with an <br /> automobile showroom, service shop, and parts area with a detached service intake and office <br /> area, used car detail service shop, and a commercial sales office of the former Brien Ford <br /> Dealership. The remainder of the property is overlain with asphalt. The topography of the site <br /> is relatively flat with a gentle slope down to the east. <br /> We understand the project consists of the environmental remediation of a contaminant plume <br /> detected in the subsurface soils at the project site.
