7 I
Subsurface Exploration, Geologic Hazards, and
Former Brien Ford Preliminary Geotechnical Engineering Report
Everett, Washington Project and Site Conditions
I. PROJECT AND SITE CONDITIONS
1.0 INTRODUCTION
This report presents the results of our subsurface exploration, geologic hazards, and
preliminary geotechnical engineering studies for the Former Brien Ford site located in Everett,
Washington. The site location is shown on the "Vicinity Map," Figure 1, and approximate
location of the exploration boring completed for this study is shown on the "Site and
Exploration Plan," Figure 2. The log of the subsurface exploration boring completed for this
study is included in the Appendix. We are familiar with this site through the completion of our
previous environmental reports titled "Phase II Environmental Site Assessment" dated
November 23, 2016, and "Phase II Supplemental Site Investigation" dated March 31, 2016. The
locations of previous explorations completed for these studies are also shown on Figure 2 and
logs of these explorations are also included in the Appendix.
1.1 Purpose and Scope
The purpose of this study was to provide geotechnical engineering design recommendations for
the subject site to aid in the environmental remediation of the property. This study included a
review of selected available geologic literature, advancing one exploration boring, review of our
previously completed studies, and performing geologic studies to assess the type, thickness,
distribution, and physical properties of the subsurface sediments. Geotechnical engineering
studies were completed to formulate preliminary recommendations related to: site
preparation, site drainage, temporary cut slopes, structural fill recommendations, pavement
thickness, and for underpinning of existing foundations. This report summarizes our fieldwork
and offers preliminary recommendations based on our present understanding of the project.
We recommend that we be allowed to review the recommendations presented in this report
and revise them, if needed, when a project design has been finalized.
2.0 PROJECT AND SITE DESCRIPTION
The subject site consists of one Snohomish County Tax Parcel (No. 00393200300100) at 5200
Evergreen Way, Everett, Washington as shown on Figure 1. The 3.84-acre property is located in
a mixed residential, commercial, and retail area. The property is currently occupied with an
automobile showroom, service shop, and parts area with a detached service intake and office
area, used car detail service shop, and a commercial sales office of the former Brien Ford
Dealership. The remainder of the property is overlain with asphalt. The topography of the site
is relatively flat with a gentle slope down to the east.
We understand the project consists of the environmental remediation of a contaminant plume
detected in the subsurface soils at the project site. Soil remediation will include a planned
May 16,2017 ASSOCIATED EARTH SCIENCES,INC.
AWR/Id-160594V003-2-Projects\20160594\KV\WP Page 1
