The variance will not be materially detrimental to property in the area of <br /> the subject property or to the City as a whole. <br /> This variance will actually benefit the city and surrounding properties as it is <br /> eliminating (2) non-conforming pole signs and replacing with (2) conforming <br /> monument signs. <br /> 2. The variance is necessary because of exceptional or extraordinary <br /> circumstances regarding the size, shape, topography, or location of the <br /> subject property; or the location of a pre-existing improvement on the <br /> subject Property that conformed to the Zoning Code in effect when the <br /> improvement was constructed. <br /> The proposal is for two monument signs, one for Sunrise Inn, and the other <br /> for Panda Express and future tenants. The need for the variance is due to the <br /> code requiring a 200' distance between the monuments signs. The property's <br /> lineal footage is 208'10". Due to the setbacks per code, the maximum <br /> distance between the two proposed monument signs could only be 183'10.5". <br /> 3. The variance will only grant the subject property the same general rights <br /> enjoyed by other property on the same area and zone as the subject <br /> property. <br /> All surrounding businesses have signs for advertising similar to the new <br /> proposed conforming signs. When the new building for Panda Express is in <br /> place, Sunrise Inn's visibility will be blocked from the road. The monument <br /> sign for Sunrise Inn will be an off-premise sign to provide advertising/ <br /> exposure for Sunrise Inn's location and entrance to their facility. Without this <br /> monument sign, the Sunrise Inn will not be visible to the traffic traveling on <br /> Evergreen Way. <br />
