PUBLIC WORKS <br /> • Provide frontage improvements as needed along the entire project frontage for roadway, <br /> pedestrian, and bicycle improvements. <br /> • Provide ADA-approved wheel chair ramps at all crosswalks. <br /> • Wheel chair ramps required at Sievers-Duecy and Glenwood on NW corner and any <br /> substandard receiving ramps. <br /> • The access to the site requires a traffic control device in the form of a stop sign. <br /> • All roadways and driveways must meet City of Everett Design Standards. <br /> • The access point is a private roadway. Use City of Everett standard driveway plans. <br /> • Commercial driveways for industrial sites may have radiuses, tec. To support truck access <br /> with engineering justification (AutoTurn Analysis or similar). Without justification, the <br /> maximum driveway width shall not exceed 35'. <br /> • Parking layout must be consistent with city of Everett Standards <br /> • Parking layout shall be reviewed during the Building Permit/Public Works Permit review <br /> period. <br /> 5. Special charges for connection to the sewer and water systems in accordance with Ordinance <br /> 3095-08 (codified as EMC 14.08.135) and subsequent revision are applicable. These charges <br /> are based on projected water usage and can be substantial. Applicant is encouraged to obtain a <br /> copy of the Ordinance and determine estimated charges prior to building permit application. <br /> The actual charges shall be computed by the Public Works Department per the ordinance in <br /> effect at the time and according to the information on the approved plans at the time of building <br /> permit issuance. <br /> • The Binding Site Plan does not trigger system development fees, but the Site Development <br /> will. <br /> 6. Existing utilities available: <br /> • Sewer Main: 8" PVC, 2006, in easement on south property line, City of Everett. <br /> • Water Main: 12" Ductile Iron Pipe, 2007, in easement on south property line, City of <br /> Everett. <br /> 7. DCVA required on premise for irrigation. <br /> 8. DCDA required for fire service. <br /> 9. RPBA required for domestic service. <br /> 10. In general, please call out all utilities and site features in accordance with the specific type and <br /> standard drawing number listed in the City's current Design and Construction Standards and <br /> Specifications for Development. <br /> 11. Please also clearly label all features as either existing or proposed and clearly show on the site <br /> plan using specific line types, hatch patterns, and a legend. <br /> 12. After your required land use process has completed, please submit 4 sets of civil plans for the <br /> site development with your public works permit application package along with 2 sets of <br /> drainage reports.
