PUBLIC WORKS <br /> .err <br /> Stormwater Management Manual for Western Washington, as amended in December 2014, <br /> which has been adopted as the City of Everett's Stormwater Management Manual. The City <br /> may retain consultants at the applicant's expense to assist the review of the analysis and design <br /> of the regional infiltration facility and/or conduct site evaluations which are outside the range of <br /> staff expertise. <br /> 10. If construction design for this building includes some type of common kitchen facilities other <br /> than an employee break/lunch room, then applicable Industrial Pretreatment (IPT) requirement <br /> may be triggered under the grease control ordinance. The applicant is encouraged to obtain a <br /> copy of the Ordinance and determine applicable requirements prior to building permit <br /> application. <br /> 11. This project will be subject to Transportation Mitigation in accordance with Ordinance 3387-14 <br /> (codified as EMC 18.40) and subsequent revision. The applicant is encouraged to obtain a copy <br /> of the Ordinance and determine applicable mitigation fees and/or other requirements prior to <br /> building permit application. The actual charges and requirements shall be as per the information <br /> on the approved plans at the time of building permit issuance and the ordinance in effect at that <br /> time. <br /> 12. Provide frontage improvements as needed along the entire project frontage for roadway, <br /> pedestrian, and bicycle improvements. This includes replacing any improvements damaged <br /> during construction, replacing improvements in poor condition, and any work required for curb <br /> cuts and/or utilities. <br /> 13. The access to the site requires a traffic control device in the form of a stop sign. <br /> 14. All roadways and driveways must meet City of Everett Design Standards. <br /> 15. The access point is a private roadway. Use City of Everett standard driveway plans (Design and <br /> Construction Standard Drawing#315, 316, or 317, as applicable based on grades). <br /> 16. Commercial driveways for industrial sites may have radiuses instead of a standard driveway <br /> apron to support the necessary width for truck access. In order to allow radiuses or a driveway <br /> width wider than 35', engineering justification (AutoTurn Analysis or similar) is required. <br /> Without justification, the maximum driveway width shall not exceed 35'. <br /> 17. Parking layout must be consistent with city of Everett Standards (Standard Drawing# 340) <br /> and will be reviewed during the Building Permit/Public Works Permit review period. <br /> 18. Special charges for connection to the sewer and water systems in accordance with Ordinance <br /> 3095-08 (codified as EMC 14.08.135) and subsequent revision are applicable. These charges <br /> are based on projected water usage and can be substantial. Applicant is encouraged to obtain a <br /> copy of the Ordinance and determine estimated charges prior to building permit application. <br /> The actual charges shall be computed by the Public Works Department per the ordinance in <br /> effect at the time and according to the information on the approved plans at the time of building <br /> permit issuance. <br /> Page 2 of 2 <br />
