SEPA ENVIRONMENTAL CHECKLIST FOR <br /> Project Name AGENCY <br /> CEMEX- Mountain View Business Centre Div 9 USE ' <br /> on Lot 1 (AKA Hardeson Node) in early 2017. A separate land use <br /> application will be filed on Lot 2 once a buyer comes forward with <br /> plans. Lot 4 will continue to serve as the Everett base for ready mix <br /> operations, mining, soil remediation and reclamation. <br /> 8. Environmental information you know about that has been prepared, or will be <br /> prepared, directly related to this proposal. <br /> City of Everett SW Subarea Plan <br /> Stormwater Site Plan, David Evans & Associates, Inc. October 2016 <br /> 9. Describe applications pending for governmental approvals of other proposals <br /> directly affecting the property covered by this proposal. <br /> None known. <br /> 10. Governmental approvals or permits that will be needed for this proposal. <br /> Construction Permit(City of Everett) <br /> Public Works Permit (City of Everett) <br /> Preliminary Binding Site Plan (BSP) approval <br /> Other permits may be necessary <br /> 11. Description of the proposal, including the proposed uses and the size of the <br /> project and site. <br /> Approval of a BSP on 110 acres is proposed. <br /> Lot 1 (Hardeson Node, approximately 11 acres) is to be used for <br /> industrial development. A separate land use application will be filed for <br /> that project once an end user has been identified. <br /> Lot 2 (approximately 2.0 acres) is planned for retail commercial use as <br /> provided for in the 2005 Amended and Restated Development <br /> Agreement (DA) between the City of Everett and Cemex. <br /> Lot 3 (AKA Lot 45 E, approximately 27 acres) was envisioned in the <br /> 2005 DA as unprogrammed open space to be owned by the City of <br /> Everett. <br /> Lot 4 (approximately 68 acres)will be reserved for future development, <br /> and continue to serve as the base of operations for the Everett <br /> Glenwood CEMEX operations. <br /> Tract 999 (approximately 2.0 acres) is to be created to serve as a <br /> stormwater facility. The facility is to be constructed commensurate with <br /> the development of Lot 1, and prior to development of Lot 2. <br /> All infrastructure necessary to support the proposed lots is in place. <br /> Access is provided by Hardeson Road, Sievers and Duecy Boulevard, <br /> and Glenwood Avenue. All necessary utilities to serve the lots are <br /> found in the existing streets. <br /> 12. Location of the proposal.
