(c) the right of the Board to suspend an Owner's right to use .recreational <br />facilities within the Common Area (i) for any period .during which any charge, <br />including Assessments, against such Owner's Lot remains delinquent, and/or (ii) <br />for a period not exceeding thirty (30) days for a single violation, or for a longer <br />period in the case of any continuing violation, of the Declaration, the Bylaws or <br />rules of the Association after notice and a hearing under the Bylaws; <br />(d) the right of the Association to transfer, on behalf of the Owners in <br />common, all or any part of the Common Area to governmental entities under <br />Section 4.8, or the right of Declarant to transfer, on behalf of the Owners in <br />common, certain tracts as described herein; <br />. (e) the right of the Board to impose reasonable membership <br />requirements and charge reasonable membership admission or other fees for the <br />use of any recreational facility within the Common Area; and <br />(f) the right of. the Association, on behalf of the Owners in Common, to <br />mortgage or otherwise create a security interest against any or all of its real or <br />personal property as security for money borrowed or obligations incurred. <br />Any Owner may extend their right of use and. enjoyment to the Members of their <br />family, lessees and social invitees, as applicable, subject to rules of the Board. An <br />Owner who leases their Lot shall be deemed to have assigned all such rights to the <br />lessee. <br />ARTICLE 3 <br />MEMBERSHIP AND VOTING RIGHTS <br />3.1 Membership. Every Owner shall have a membership in the Association. <br />No Owner shall have more than one membership per Lot owned. If a Lot is owned by <br />more than one Person, all co -Owners shall be entitled to the privileges of membership, <br />subject to the restrictions on voting set forth in Section 3.2 and in the Bylaws. All <br />co -Owners shall be jointly and severally obligated to perform the responsibilities of <br />Owners hereunder. The membership rights of an Owner who is a natural person may <br />be exercised by the Member or the Member's spouse. The membership rights of an <br />Owner which is a corporation, partnership or other legal entity may be exercised only by <br />the individual designated from time to time by the Owner in .a written instrument <br />provided to the Secretary of the Association. <br />3.2 Voting. The Association shall have two (2) classes of membership, Class <br />"A" and Class "B". <br />3.2.1 Class "A". Class "A" Members 'shall be all Owners except the <br />Class "B" Members, if any.
