The proposed project exceeds the occupant limit for a "B" occupancy classification per IBC <br />Section 303.1.2(1); see additional comments below. The design should be revised to comply <br />with this limit. Alternatively, the space and building will require additional modifications to for <br />conversion to an "A-2" occupancy classification; comments are not being provided for this <br />alternative at this time. <br />Egress: <br />2. Sheet A102 specifies an occupancy load for the Dining area of 66. However, the area provides <br />seating for a minimum of 60 occupants per IBC Section 1004.6. While part of the seating <br />involves movable chairs, the plan clear indicates the intended use of the space. Additional <br />occupants will occur from standing patrons and employees. The design should be revised to <br />reduce the load to not exceed 49. See IBC Section 303.1.2 and Comment 1 above. <br />3. Continuing with the previous comment, a maximum occupant load sign limiting the space to 49 <br />occupants should be specified adjacent to the primary entrance to the space. See IBC Section <br />1004.9. <br />4. The access route from the east half of the tenant space between the counter and the nearest <br />table should specify a minimum clearance of 55 inches. This provides the minimum 36-inch <br />clear width plus a 19-inch clearance for the movable chairs. The clearance should account for <br />the case that appears to protrude from the front side of the counter. See IBC Sections 1029.9 <br />and 1029.13.1, and the "Accessibility" comments below. <br />5. The spacing between tables on the north side of the space in the Main Floor Plan on Sheet <br />A102 is required to be at least 12 inches plus 19 inches for the movable chairs on each side <br />(i.e., 50 inches minimum). This typical clearance should be specified in the plan. Note that the <br />clearance currently depicted appears to be less. Based on this and other comments, it appears <br />that at least one table will need to be removed. See IBC Sections 1029.13.1 and 1029.13.1.1. <br />Accessibility: <br />6. The primary entrance to the tenant space shown in the Main Floor Plan on Sheet A102 is <br />presumed to have both a latch and closer. The door should specify a minimum 12-inch <br />clearance for the latch side of the door. Note that the adjacent table and chair are not allowed <br />to encroach on this clearance. A minimum clearance from the doorjamb to the table edge of <br />31 inches should be specified, which includes the 19-inch allotment for the movable chairs. See <br />IBC Sections 1101.2 and 1029.13.1, and ICC A117.1-09 Figure 404.2.3.2(b). <br />7. The access route from the Dining area to the east end of the tenant space is required to be <br />accessible. The minimum route width should be 36 inches.
