Based on a review of the drawings and our discussion,the drawings are not sufficiently <br /> developed to performed a complete review at this time. A preliminary list of comments is provided <br /> below. These are not intended as a comprehensive review, nor do they provide direction on how to revised <br /> the drawings to satisfy the code requirements. <br /> Comments: <br /> 1. It is my understanding that the drawings have been prepared by a licensed architect or engineer. The <br /> drawings are required by the WAC to be sealed and signed by the designed who prepared them. <br /> 2. The applicable building codes should be stated in the drawings. It is presumed the design is intended <br /> to comply with the 2015 IRC. <br /> 3. The drawings do not appear to be using standard drafting conventions to delineate between existing <br /> and new work. See the attachments for additional information. <br /> 4. Based on a review of the available City and County records, it does not appear that the laundry room is <br /> a permitted part of the house. The records indicate that this area was originally a covered porch. It <br /> appears that it has been enclosed with permits, and is therefore not a legal part of the structure. The <br /> plans need to show this part of the building as new construction, and it needs to comply with all <br /> requirements of the current building code, unless documentation can be submitted verifying that it <br /> was previously built and modified with building permits. This includes the foundations. <br /> 5. Continuing with the previous comment, additional unpermitted work may have been performed on the <br /> house, such as but not limited to widening the doorway between the kitchen and the laundry area. All <br /> unpermitted work should be included in the construction drawings and shown as new. Certain <br /> features in the house, such as barn doors, are not original to the house and are further indicates that it <br /> has had interior modifications. The modifications may impact the gravity load paths for the <br /> house. Floor and roof framing plans should be submitted to substantiate the modifications to the <br /> structure. <br /> 6. The project appears to include more proposed work than is currently shown in the drawings, including <br /> but not limited to reconstruction of the laundry room exterior walls and infilling exiting window and <br /> door openings to reduce their size. All proposed work should be shown. <br /> 7. The drawings do not provide additional information to perform the work indicated. As an example,the <br /> drawings state to replace a portion of the structural roof framing, but do not include the framing plans, <br /> building sections, details, fastener schedules, material specifications, etc., required to specify how the <br /> work will be performed. <br /> 8. The house is required to provide smoke and CO alarms per IRC Sections 314 and 315, respectively. <br /> 1 /2 <br />
