The required setbacks for a single-family residence in the R-2 zone are 20'from the <br /> front property line, 5'from the side property lines, and 20'from the rear property line. According to your site plan,the <br /> existing structure does not meet the required south side setback, and because you are proposing to expand along the <br /> nonconforming side setback, a Nonconforming Building Certification is required. <br /> An approval of this application would essentially "grandfather in" or certify the nonconforming setback. In order to <br /> certify the structure, we have to go back and look at historical documents. If we can tell that the nonconforming <br /> portions of the structure have been there since before we had a zoning code (1956),we can certify the structure and <br /> allow you to expand along the nonconforming setback. This certification needs to be done before the permit can be <br /> issued. <br /> You can submit this application online here: https://everettwa.gov/419/Applications-Handouts. Under"nonconforming <br /> building certification" click"ONLINE". I've also attached a PDF of the application where you will find the submittal <br /> requirements. Please be sure to attach all required documents when you submit online.
