The building was recently constructed under Permit No. C2003-006; the permitted construction <br /> drawings are available on the City of Everett website. The existing condition as shown in the <br /> submitted construction plans is not consistent with the original construction. Additional <br /> modifications should be shown as new construction, including but not limited to the full <br /> bathroom, second half-bathroom, and existing Bedroom 2 and Hallway at the Lower Level. An <br /> exterior door accessing the garage also appears to be infilled. See Sections R105.1, R105.8, <br /> and R106.1.1. <br /> 2. Section 3 "Floor Plan" of the RCW 64.55 form requires floor plan(s) to be included on 8.5"x11" <br /> paper. The plan(s) was not included and should be submitted. <br /> Architectural <br /> 1. The smoke and CO alarms as shown on Sheet E2.1. See Sections R314 and R315. The <br /> following comments should be addressed: <br /> a. An Upper Floor plan should be provided showing the alarms at this level. <br /> b. The drawing should include a note requiring the alarms to be hardwired, interconnected, <br /> and provided with back-up battery power. <br /> 2. The "Wall Legend"on Sheet A2.1 specifies 20 walls separating the existing Garage and new <br /> Bedroom 4. However, Partial Plan 2/A4.1 specifies a 2x6 stud wall. The drawings should be <br /> revised for consistency. If 2x4 walls are provided, alternate insulation must be specified to <br /> provide the minimum R-21 requirement. Note that the wall separating Bedroom 4 from the <br /> adjacent storage area should be the same as the Garage wall. See IBC Section R106.1.1. <br /> 3. Handrails should be specified at all stairways per Section R311.7.8. <br /> Structural <br /> 1. Structural details and fastening requirements should be included for the construction of the <br /> raised floor system. The make and model of proprietary connections should be specified where <br /> used. The details should support the minimum required loads per Table R301.5.
