Please note the following comments are not a thorough plan check review and <br />they only address larger zoning compliance points and the submittal checklist. Additional comments may also be <br />provided by other departmental reviewers for your application; please utilize the Online Permitting Portal to check on <br />the status of other reviewers. <br />Planning cannot further review and/or approve your request until the following revisions has been addressed: <br />Site Plan. A site plan was included with the application noting it as "for reference only." However, the site plan <br />includes an enlarged portion of the site indicated to be newly fenced parking and the description of work on the <br />permit application notes this as an exterior scope. The site plan also includes notations regarding a proposed 8' <br />high fence featuring barbed wire to surround this parking area. This site is zoned MU and subject to the fencing <br />regulations of EMC 19.40. As proposed, the fencing indicated on the site plan does not meet the code provisions <br />of EMC 19.40 and would need to be revised. If fencing is to still be proposed as part of this permit request <br />moving forward, please review and revise the proposed fencing accordingly and include more detailed <br />information for staff to assess conformance i.e. setbacks, materials, height, etc. that demonstrates compliance <br />with the MU regulations. Alternatively if fencing is to be removed as part of the scope of work on this TI permit <br />please advise accordingly so staff can update our records. <br />Re -submittal instructions are outlined here; please submit at minimum 2 copies of any revised documents/plans. The <br />Unified Development Code is available online, here: httos://everett.municipal.codes/EMC/19. <br />These comments are only related to the land use code and do not account for all possible requirements from other <br />departments.
