"CLAC" should be "CALL", "EVAE" should be "EAVE", <br />"grabbar" should be "grab bar", "LEVLE" should be "LEVEL" and etc.. Please correct the <br />typos. <br />2. Structural sheet index is wrong. Please make correction accordingly. <br />3. Please show easement in the site plan or indicated that there is no easement. <br />Architectural (Reviewer: Yin Lu) <br />1. Sheet A2.2: <br />a. In the new proposed floor plan, please note ceiling height for all new rooms. <br />b. Per IRC 300.8.3, grab bars can be a combination of fixed position and swing -up <br />bars. Folding down grab bar is not allowed, swing -up grab bar is allowed. Per IRC <br />330.8.3.1, fixed position grab bars shall be a minimum of 36 inches in length and <br />start 12 inches from the rear wall. In the new proposed floor plan, existing bathroom <br />toilet fixed grab is 24". <br />c. Please indicate the window sill height for each of the egress window. You can note <br />on floor plan or dimension on elevations. <br />d. Per IRC330.4, pocket doors shall have graspable hardware available when in the <br />closed or open position. In "FLOOR PLAN NOTE" section, item no.6 indicated that all <br />interior door hardware to be lever type, however, in new bedroom E, there is a <br />pocket door to the bathroom, please clarify the hardware. <br />e. In "NOTE" section, "all grab bars should be installed on H. blocking w/ capable of <br />resisting a 2501b load R301.5", please correct all typos. And code chapter is <br />11R330.8". <br />f. Per IRC 330.9, please include elevations at the ramp landing and stair in the new <br />proposed floor plan. While I can see that the main level is at 0'-0" on sheet A3.1, I <br />am unable to calculate whether the proposed ramp adequately covers the height <br />change at a 1:12 ratio. <br />g. Per IRC 330.11, the minimum size of shower stalls for an adult family home shall be <br />30 inches (762 mm) deep by 48 inches (1219 mm) long. Please dimension existing <br />bathroom shower stall size in the new proposed floor plan. <br />h. Per IRC 408.1, the ground cover shall be overlapped 6 inches (152 mm) minimum at <br />the joints and shall extend to the foundation wall. Please update note in 7DN VENT <br />CALL" section. <br />i. In new proposed floor plan, please designate or add a whole house ventilation fan <br />which could meet IRC M1505.4 requirement. <br />2. Sheet A3.1: <br />a. Please show detail of ramp handrail, new deck stair and stair handrail, including grip <br />size, riser height, thread depth, nosing, etc. 14/A9.1 is good but not adequate. IRC <br />330.9.1 and 330.10 and 330.10.1. You may also refer to IRC 311.7 and 311.8. <br />b. In the elevations, please indicate egress windows' operable part. <br />3. Sheet A9.1: <br />a. Per IRC 330.8.2, grab bars shall have a spacing of 1 1/2 inches between the wall <br />and the bar.
