I am the planner conducting the intake review for this application; please note the following comments are <br /> not a thorough plan check review and they only address larger zoning compliance points and the submittal checklist. <br /> Additional comments may also be provided by other Departmental reviewers for your application; please utilize the <br /> Online Permitting Portal to check on the status of other reviewers. <br /> Planning cannot further review and/or approve your permit until the following revisions have been addressed: <br /> 1. Use clarification. Prior correspondence and direction with City Staff, including the Land Use Manager indicated <br /> that "food processing" may be permitted at this location provided it was an accessory use.To consider the <br /> processing use as accessory,the use had to be accessory to a permitted use in the zone (B: Business) and it <br /> needed to be clearly defined as less than 50%of the business operation/floor area. Unfortunately, it is unclear <br /> from the plans provided how this is being met. While the application notes the processing component will be less <br /> than 50%,the floor plans seem to indicate most of the area on the 15Y floor is affiliated with the food processing <br /> component and/or warehouse for the "storage" spaces—neither use is permitted outright in the zone. It also <br /> appears the retail space indicated in front may not be affiliated with this particular business due to notes on the <br /> plan set indicating the space is "to be leased out." Please clarify this information at your earliest convenience to <br /> demonstrate compliance with the zoning designation. Upon receipt of additional details you feel support your <br /> request,the information will be reviewed with the Land Use Manager for final direction. <br /> Re-submittal instructions are outlined here; please submit at minimum 2 copies of any revised documents/plans.
