Section E: Streetscapes and the Pedestrian Network <br /> Walls <br /> Design Intent-Walls provide edges, grade retention, and defmition, but also will enhance the <br /> urban design character along the streetscape of Waterfront Place Central. <br /> Street and Sidewalk Utilities <br /> Design Intent-Utilities link basic systems and services throughout Waterfront Place Central. <br /> These utilities are often accessed in the public areas of the streetscape. Although the design of <br /> utilities is often driven by utilitarian needs and constraints,their location and coordination with other <br /> streetscape elements can strengthen the overall urban design character and aesthetic. Where <br /> ever possible, utilities will be consolidated. Where possible, utility lines shall be located <br /> below grade. Utility cabinets that must be above ground will be screened or concealed away <br /> from public areas. <br /> Location - Locating exposed utilities is critical for maintaining quality design treatments. <br /> All utilities that are not under grounded, concealed, or screened must be located in <br /> coordination with exposed elements. They will be aligned and integrated with the layout of <br /> other design elements. <br /> Materials - Utility grates, covers and other exposed elements will be constructed of <br /> materials durable enough for the marine climate. This includes cast iron, brass, steel heavy <br /> gauge aluminum, and masonry. <br /> Finishes - Finishes will be durable and low maintenance. Finishes for metals other than brass <br /> or cast iron shall be stainless, galvanized, or powder coated. Finishes for masonry shall be <br /> nonporous. Finishes with protective sealing treatments for longevity should be considered. <br /> Colors - For exterior utilities that are not cast iron stainless, or galvanized, finishes shall be <br /> black or silver. Other colors such as red may be used in special circumstances. <br /> Utilities Types <br /> • Utility Grates - Grates such as trench drains and catch basin covers must be both <br /> functional and can also be decorative. Drain covers with a custom motif are allowed <br /> where they can emphasize the connection to the marine environment. <br /> • Concrete lids are to be placed inareas out of sight and out oftravel ways. <br /> • Utility Cabinets and Boxes-Cabinets and boxes for utilities must be placed in areas out <br /> of sight and out oftravel ways. They also should be fmished in dark earth tone colors <br /> or materials that blend into the setting. <br /> • Utility Corridors and Access -For utility banks and lines where future access may be <br /> needed,design of surface treatments should take this into account.
