Section H: Building Type Character and Quality <br /> Live/Work Residential <br /> Live/Work residential buildings will add an interesting building type that provides housing and <br /> work space for artists, designers, and other sole proprietors. Located potentially in Wharf's <br /> Edge, these buildings will activate the street and create a more lively and interesting character. <br /> They provide a transitional building type that can be less traditional in style and fit better with <br /> streets that may also include commercial uses. The key design components include: <br /> Live/Work buildings must create a strong relationship between the ground floor and the street by <br /> providing work spaces and entrances with ample visual interest. Individual live/work units <br /> should provide some unique elements and variation to differentiate each from its neighbors and <br /> add architectural diversity on the street. <br /> Main entrances should be large, recessed, or covered, and made welcoming by emphasizing <br /> details and lighting. <br /> Incorporate the most expressive materials and decorative detailing near the entry, including <br /> special ground plane surface treatments. <br /> Each live/work unit should also include some variation on the second floor elevations. Balconies <br /> and terraces will provide distinctness and spatial definition within rhythm of unit windows. <br /> Upper floors should be located and sized to maximize views. <br /> Building tops on live/work units should be stepped and terraced. Flat roof parapets or cornices <br /> should terminate with a cap or reveal and perhaps a change of material,pattern, color, or form. <br /> Detailing live/work buildings should convey a high level of craftsmanship to merge a residential <br /> scale and quality with a commercial working building. Details can be less decorative and <br /> traditional, but should still help to provide some unique and varied character between units. <br /> Materials — Live/work building exteriors should use materials that are less decorative and more <br /> utilitarian than other residential housing types. Masonry, brick, ground face block, metal or well <br /> finished concrete may all be appropriate choices. Marine durable wood could also be used to <br /> convey a warmer quality. Metal roofing with an appropriate color may be used.
