architectural design <br /> BASE, MIDDLE, TOP <br /> INTENT: <br /> To ensure that buildings within the Waterfront Place Central area display the greatest <br /> amount of visual interest possible. These standards apply to buildings with three or more <br /> stories. <br /> STANDARDS: <br /> 9.5.1. Base: The base should have the richest collection of materials to create visual and <br /> textural complexity at eye level. Masonry cladding in some form (on walls, pilasters, or a <br /> plinth) is strongly encouraged. Other methods could include one or more of the <br /> following: <br /> a) windows, <br /> b) details, <br /> c) canopies, <br /> d) bays, <br /> e) overhangs, <br /> f) artwork, <br /> g) masonry strips, <br /> h) cornice lines. <br /> 9.5.2. Middle: The middle should include elements such as: <br /> a) windows, <br /> b) signage. <br /> 9.5.3.
