SSLAP – Lowell Snohomish River Road Agricultural Land <br />______________________________________________________________________________ <br />______________________________________________________________________________ <br />3 <br /> <br /> <br />Site Description <br />Location <br />The application site is located within the City of Everett and lies within Water Resources Inventory <br />Area 7. The land is zoned agricultural and Incorporated City of Everett by the Snohomish County <br />Planning Department. <br />Topography and Geology <br />This project is located in an alluvial plain with slopes ranging from 0 to 2%. Elevation above mean <br />sea level is between 5 to 12 feet. <br />Soils <br />The Soil Conservation Service has mapped the soils in the project area as predominately Puget <br />silty clay loam (Appendix A). Permeability of this soil is slow with a seasonal water table of 24 to <br />48 inches below grade. <br />Climate <br />The project lies in the Puget Sound lowlands region as classified by the National Oceanic and <br />Atmospheric Administration (NOAA). The climate in this region consists of dry summers and wet <br />mild winters. Maritime air masses originating over the Pacific Ocean are responsible for moderate <br />temperatures year-round. <br />The dry season extends from May to mid-October which is characterized by prevailing westerly <br />and northwesterly air flows. Daytime temperatures are normally in the low 70s with the <br />maximum around 85° F to 90° F, and a diurnal temperature variation of approximately 20° F. Only <br />one quarter of the average annual precipitation falls in the six months from April through <br />September. The wet season begins in mid-October and peaks in mid-winter. Nearly half of the <br />annual precipitation occurs in the four months from October through January. Prevailing airflow is <br />from the southwest and the west during this period. Overcast cloudy skies with frequent low <br />intensity precipitation are prevalent as a succession of Pacific storms moves into the region. <br />Normal winter temperatures range from 35-40° F in the day and 28-35° F at night. <br />This marine dominated cycle is broken each winter by outbreaks of cold dry arctic or continental <br />air masses. This condition is often characterized by initial snowfall followed by strong dry <br />northeasterly winds, clear skies, and temperatures ranging from 10-32° F. <br />Vegetation <br />The project lies within the Puget Trough physiographic province. Vegetation consists of crops of <br />blueberries, corn, grain, grass, as well as a small area of poplar trees. <br />Wildlife <br />The site supports numerous mammal species including small rodents, rabbits, coyotes, and deer. <br />Bird sightings include raptors, corvids, grey herons, shore- and songbirds, in addition to waterfowl <br />including ducks, geese, and swans.
