Please note additional comments may also be <br />provided by other Departmental reviewers for your application; please utilize the Online Permitting Portal to check on <br />the status of other reviewers. <br />After conducting an initial review, Planning cannot further review and/or approve your permits until the following <br />revisions have been addressed: <br />• Site Plan. The submitted site plan incorrectly identifies the setbacks for the R-2 zone. Please revise the site plan <br />to show the required setbacks for the R-2 zone per Table 6-2 in EMC 19.06.020. The site plan also incorrectly <br />identifies the allowable lot coverage by building as 35% when the maximum lot coverage by building in the R-2 <br />zone is 40% per Table 6-1 in EMC 19.06.010. <br />• EMC 19.08 <br />o -040. Design standards for townhouses and duplexes. Please show how transparency requirements are <br />being met along the street -facing facades per EMC 19.08.040.C.5. <br />o -050. Front porch and entrance requirements. The proposal does not appear to meet EMC <br />19.08.050.B.4, please review and revise. <br />• EMC 19.33/13.68 — Frontage Improvements. The proposal is within the sidewalk priority area along both <br />Jackson Ave and Wetmore Ave, and both of these streets are undesignated. Planning will defer to Everett's <br />Public Works and traffic reviewers to determine if and what sidewalk and frontage standards shall be <br />implemented at the site. This comment is for informational purposes at this time. <br />• EMC 19.35 — Landscaping. The proposal shall provide landscaping in accordance with the requirements of EMC <br />19.35. Please see EMC 19.35.090 for information on additional landscape standards required for duplex <br />developments in the R-2 zone. Please provide a landscape plan indicating the location of the required street <br />trees between the curb and sidewalk, or within five feet if there is no landscape strip, as required along the <br />street frontages. Street trees shall be two inches in caliper at breast height, planted every thirty feet on center. <br />For reference, the residential construction checklist is available online. Re -submittal instructions are outlined here; <br />please submit at minimum 2 copies of any revised documents/plans. <br />Please see the 2024 Impact Fees for traffic, schools, and parks fee information. <br />These comments are only related to the land use code and do not account for all possible requirements from other <br />departments.
