Replacement of a means of egress such as stairs would require replacement of the components such that they <br />satisfy new construction in the IBC per IEBC 302.5. While some dimensions are provided on the submittal, a <br />number of dimensions have not been shown including, but not limited to, stair tread, rise and run dimensions, <br />handrail geometry. IBC 1011.5. <br />2.. Please provide the structural framing member sizes for the stringers, landings, guardrails, and foundations. Also, <br />please specify the connection hardware between framing members as these all appear missing on the plan <br />set. IBC 107.2.1. <br />3. A landing at the bottom of the stairwell on the first level appears to be missing from the plans. Please indicate a <br />landing. IBC 1011.6 <br />4. New stairwell construction is required to satisfy the live load requirements of 100 psf non -reducible. Please <br />verify that the replacement stairwell and their attachments to existing framing are able to support this live load <br />requirement as it is unclear on the plans. Stamped structural calculations and plans from a licensed engineer in <br />the state of Washington should be provided for the replacement stairwell.
