M M cCann Structural BUILDING DEPARTMENT
-- -Solutions REVIEW -COMU MI NTS
T -- — RESPONSE LETTER
April 8, 2024
Benjamin Monk, PE
Plans Examiner
City of Everett Public Works
3200 Cedar Street
Everett, WA 98201
Subject: Architectural and Structural Comment Answers
B2211-046
Ladd Stairs
3617 Oakes Ave.
Everett, 'WA 98201
Dear Mr. Monk:
CITY OF EVERETT
Permit Services
In answer to the Architectural and Structural comments in your letter of March 4, 2024,
please consider the following responses:
Architectural Comments:
1. The existing window at the intermeNat stair landing shall be replaced with one that ,
is compliant with Section 1015.8 of ti 018 IBC to avoid creating moisture barrier
penetrations through the existing wv ll stru ure with a handrail. The existing
windows shall be replaced with ones that are not "operable", i.e., cannot be opened.
2. The handrail shown in Detail 2 of Sheet S6/8 has been modified to be compliant with
Section 1014.3 of the 2018 IBC.
Structural Comments:
1. A note will be added to the drawings to rotate and replace any existing hangers that
are not used in the intended vertical orientation, turning the members as appropriate
to achieve a vertical orientation for the hanger. An example of an HUC44, or a
hanger that is similar to an HUC44, and the associated 4X4 that needs to be rotated
relative to the existing column is included with this response as an example.
2. According to the calculations, on page 6A/17, 3 stringers will work with a five-foot
maximum stringer span, so the clouded statement on page 6A of the calculations and
the drawings are correct. No changes are needed. Regarding Sections 1603 and 1604
of the 2018 IBC, the vertical and lateral requirements have been addressed.
A revised set of the stair drawings will be submitted along with this letter.
