Hoyle & Christensen Residence June 29, 2024 <br />Project No. 19038.02 <br />Project Description <br />Sidesway Engineering was retained by Fitch Design Company to perform analysis and design as necessary <br />to obtain a building permit for the proposed remodel to the existing single family residence located at <br />3406 Norton Avenue in Everett. <br />The homeowner would like to remodel the west main floor level wall by enlarging an existing opening and <br />infilling another. The walls will be reframed as sheaf walls. <br />Also, it was found that the existing upper floor joists above the kitchen span 15 feet from an interior <br />bearing wall line to the west most exterior wall. These upper floor joists also support a bearing wall <br />above. An analysis was performed and the joists do not meet code as is; therefore, a beam will be <br />installed in the kitchen ceiling to reduce the joist span and bring the framing into code conformance. <br />All framing and dimensions were provided to us by Fitch Design Company's drawings. <br />Scope of Work <br />Provide gravity and lateral calculations for the remodel to the existing single family residence as required <br />to obtain a building permit. Provide structural framing plans, notes, and details as required for permit. <br />Design Criteria <br />2021 International Building Code (IBC) <br />2021 International Existing Building Code (IEBC) <br />ASCE 7-16 Minimum Design Loads for Buildings and Other Structures <br />Applicable Material Reference Standards (ACI, AISC, NDS) <br />This is a Risk Category II structure designed for the following loads: <br />Dead Loads: 12psf (roof) 15psf (floor), 9psf (walls) <br />Live Load: 40psf (floor), 25psf (snow) <br />Wind Load: 100mph, Exposure 'B', KzT = 1.0 (refer to wind loads) <br />Seismic Load: R = 6.5 (wood s.w.), Site Class D, SDC D (refer to seismic loads) <br />Project Summary <br />The proposed remodel to the single family residence as designed in the following calculations conforms to <br />the 2021 IBC and IEBC. Refer to the calculations and the construction drawings for structural framing <br />requirements. <br />Disclaimer <br />This calculation package is based on the documentation that was available to us. Sidesway Engineering <br />did not perform an as -built to verify the accuracy of the provided data and we should be contacted if there <br />are any discrepancies. with the assumptions contained within these calculations.
