1 <br />5IDE WAY <br />ENGINEERING <br />20305 87th Ave. W. <br />Edmonds, WA 98026 <br />(425) 673-4160 <br />January 15, 2024 <br />Hoyle -Christiansen Residence <br />3406 Norton Avenue <br />Everett, WA 98201 <br />Subject: Kitchen Wall Removals <br />Attachments: SKI <br />Sidesway Engineering was retained by Fitch Design Company to assess the framing at the above <br />mentioned single family residence to determine the structural viability of removing the two kitchen wing <br />walls shown on the attached plan. A site visit was performed to try to understand the existing framing <br />and determine if the walls are bearing or have a post within them. The framing was not exposed in the <br />kitchen and a stud scanner could not detect the framing due to the lath & plaster ceiling and walls. <br />However, the ceiling joists could be seen at the skylight in the kitchen which shows the size, spacing, and <br />direction of framing. Also, the basement framing below was exposed. <br />During our site visit the following observations were made: <br />• The floor framing in the basement below the kitchen is 2x10's @ 16" OC with no supplemental <br />framing below the two kitchen walls in question suggesting no post or bearing wall above them. <br />• The roof framing is supported by an upper floor wall (red dashed line on plan) inset 2 feet from <br />the main floor bearing wall. <br />• The ceiling/upper floor joists run parallel to the two walls in question suggestion both walls are <br />non -bearing. <br />Calculations were performed and the ceiling/floor joists cannot span the full length from the interior <br />bearing wall to the exterior kitchen wall without failing code bending and deflection criteria. However, if <br />there is a flush beam as shown on SKI then the joists are adequate to support the wall and floor above. <br />Based on these observations it is our opinion that there is a flush beam in the kitchen ceiling however, it is <br />most likely in line with the exterior bearing walls as shown on SKI. Therefore, the two walls may be <br />removed without any supplemental framing. However, before the walls are removed, an investigation in <br />the ceiling should confirm the location of the beam to assure these assumptions are correct. If during <br />demolition differences are found from what is stated above, Sidesway Engineering shall be contacted to <br />further evaluate the structure. <br />Our site visit was performed on September 20"' and is the professional opinion of Sidesway Engineering <br />based on the observations at the time of our assessment.
