In order for the Planning Department to approve the permit, please submit the following: <br /> 1. Please submit a site plan meeting the minimum requirements in the attached site plan checklist. <br /> 2. We do not have any records of a second single-family residence on the property. Prior to issuance of any future <br /> building permits for 2707#B Victor Place,a Nonconforming Use Certification (NCU)will be required. A <br /> nonconforming use means a legally established use which met the applicable code requirements at the time it <br /> was established, but does not meet the current code requirements. In this case,given the age of the structures, <br /> it is likely 2707#B was constructed prior to when our zoning code was adopted (1956). <br /> Note:An NCU is not required for permit B2310-022 (2707#A), but would be required for any future building <br /> permits for unit B. <br /> 3. Please note this property is in the Riverside Historic Overlay and 2707#A is contributing structure to the historic <br /> overlay. Any changes to the building are subject to the Riverside Historic Guidelines. According to the plans <br /> provided, no exterior changes are proposed, but I wanted to provide the Guidelines for future reference. <br /> The permit intake/resubmittal policy is available on the Permit Services Page. Please submit'at minimum 2 copies of any <br /> revised documents/plans. These comments are only related to the land use code and do not account for all possible <br /> requirements from other departments.
