In order for the Planning Department to approve the permit, please submit the following: <br />Please submit a site plan meeting the minimum requirements in the attached site plan checklist. <br />We do not have any records of a second single-family residence on the property. Prior to issuance of any future <br />building permits for 2707 #B Victor Place, a Nonconforming Use Certification (NCU) will be required. A <br />nonconforming use means a legally established use which met the applicable code requirements at the time it <br />was established, but does not meet the current code requirements. In this case, given the age of the structures, <br />it is likely 2707 #B was constructed prior to when our zoning code was adopted (1956). <br />Note: An NCU is not required for permit B2310-022 (2707 #A), but would be required for any future building <br />permits for unit B. <br />3. Please note this property is in the Riverside Historic Overlay and 2707 #A is contributing structure to the historic <br />overlay. Any changes to the building are subject to the Riverside Historic Guidelines. According to the plans <br />provided, no exterior changes are proposed, but I wanted to provide the Guidelines for future reference. <br />The permit intake/resubmittal policy is available on the Permit Services Page. Please submit'at minimum 2 copies of any <br />revised documents/plans. These comments are only related to the land use code and do not account for all possible <br />requirements from other departments.
