I understand that we cannot final the permit at this time. Prior to our <br /> inspection team coming back to the project site,we have a couple of follow up items that need to be addressed. <br /> Is the building 2'-6" away from the fence on the south side as shown on sheet A-101 of the plans? <br /> If this dimension is less than 3', the egress window on the wall (south elevation) abutting the property line cannot stay <br /> on that wall. A survey should be taken if the existing window is to be used as an egress window. <br /> Section R310.1 of the IRC states that"Emergency escape and rescue openings shall open directly into a public way, or to <br /> a yard or court providing an unobstructed path with a width of not less than 36 inches that opens to a public way." <br /> The house is required to have a heating system per IRC Section R303.10.The type and location of the system should be <br /> specified. If the system is new, it should be indicated as such in the drawings. <br /> The house is required to have a water heating system per IRC Section R306.4.The type and location of the system <br /> should be specified. If the system is new, it should be indicated as such in the drawings. Seismic restraints should be <br /> provided per Section M1307.2. <br /> The energy code requires the following for the alterations that occur as part of this project: <br /> • Any part of the envelope that is part of the alteration should comply with current code, including insulation <br /> (envelope and ductwork), glazing and glazing air leakage. R503.1.1 <br /> • Any heating or cooling that is part of the alteration shall meet current code. R503.1.2 _ <br /> • New water heating that is part of the alteration shall meet current code. (R503.1.3) <br /> • New lighting that is part of the alteration (more than 10% replacement) shall meet current code. R503.1.4 <br /> To move this project forward you will need to submit a revised set of plans.The plans should either show a new egress <br /> window location for the bedroom or if a survey is completed and the building is at least 3'from the fence,this <br /> information can be shown.Additionally,the heating and water heating system information should be provided and any <br /> of the energy code requirements for alterations that apply should be identified. <br /> Please make any necessary revisions to the drawings and submit the revised set per our re-submittal instructions found <br /> here: permit document upload standards and instructions <br /> Important note:All resubmittals require a Transmittal Sheet to be filled out and emailed <br /> to PermitServices@everettwa.gov in order to keep your permit moving forward. <br /> General permit questions can be addressed to Permit Services at PermitServices@everettwa.gov or(425) 257-8810. <br /> Let me know if you have any questions related to the comments above. <br /> Thank you, <br /> Cal <br /> i <br />
