We have completed the first review of the <br />building plans for this project. This email will serve as the review letter. The comments below should be addressed. <br />We had discussed providing new details to tape in. That said, we do have a printer here for full-sized sheets. I think it <br />will be easier to print two new full-size sheets (i.e., Sheets A-103 & A-801). Please let me know if this is acceptable to <br />you. These can be emailed directly to me. Note that if more sheets are impacted, two complete sets of building <br />drawings should be submitted to our office. These sets only need to include the architectural and structures sheets; <br />other disciplines may be omitted. <br />Note for the following comments that the north arrow (i.e., pointing towards the top of the page) in the Site Plan on <br />Sheet A-000 appears most correct. The directional references are based on this rather than the arrow in the framing <br />plans. <br />Comments <br />Architectural: <br />1. The "Building Code Information" section on Sheet A-000 appears to state that either sprinkler and fire alarms <br />systems are existing or will be provided. Based on a review of the building and record documents, it does not <br />appear that either system is existing. If this is an error in the drawings, please confirm that these items should <br />be redlined to state "NO". Otherwise, clarify the intended construction. <br />The existing fire -rating of the west demising wall is not clear from the historical record. It appears that this wall <br />possibly should have been a rated wall to separate the A-2 and B spaces (formerly A-3 and B-3, respectively, per <br />the 1980's UBC codes). It is noted that while the A-2 is in a compartmentalized area enclosed by two-hour "area <br />separation" walls with parapets projecting above the roof, it does not appear to be separated from the B- <br />occupancies within this area, nor does this area appear to be sprinklered. Existing walls being repaired are not <br />required to be upgraded to current code per the IEBC if they were correctly constructed per the code under <br />which they were originally permitted. However, it is not clear that the original construction was code - <br />compliant. We recommend reviewing the existing construction for this wall and the original code requirements, <br />and designing any repairs including upgrades as appropriate. Details for any proposed fire -rated construction <br />should include references to listed tested assemblies per IBC Section 703.3. <br />The south "area separation" wall is a two-hour rated wall per the original construction drawings. A detail should <br />be provided including a reference to a listed tested assembly per IBC Section 703.3. Note that this wall appears <br />to be continuous through the roof structure. The continuity detail if provided should be designed accordingly. <br />Please contact me if you have questions. Thank you. <br />
