Please <br /> contact our Permit Desk to review the contact information for this project as needed. <br /> We have completed the second review of the building plans for this project. This email will serve as the review <br /> letter. The comments below should be addressed. Two revised full-sized hard-copies of the drawings should be <br /> submitted for review. An itemized response letter stating how each comment has been addressed should be included <br /> with the drawing. Additional revised documentation, including but not limited structural calculations and other <br /> supporting documentation,should be submitted as required. <br /> Comments <br /> General: <br /> 1. The submitted documents appear intended to completely replace the previously submitted documents. The <br /> new documents are incomplete, including but not limited to insufficient architectural drawings (i.e., only one <br /> sheet provided) and no structural drawings. Complete drawings and calculations for the new design should be <br /> submitted for review. The documents provided by the previous design team are not consistent with the new <br /> design and cannot be collated with documents prepared by the new design team. Additional comments may be <br /> issued pending review of the complete submittal documents. <br /> Architectural: <br /> 2. The architectural and structural drawings are not consistent. Based on mark-ups by the designer on Sheet A3, it <br /> appears that the structural drawings provide the more accurate proposed design. The drawings should be <br /> coordinated for consistency. See IRC Section R106.1.1. <br /> Structural: <br /> 3. The structural design appears to be engineered per IRC Section R401.1.3. Structural calculations should be <br /> submitted substantiating the design. The calculations should include all parts of the structure, including but not <br /> limited to the foundations, shear walls and holdowns,and gravity framing. See IBC Sections 1604.1 and 1604.4, <br /> and additional comments below. <br /> 4. The continuous foundations appear to have reduced in size versus the original design. The foundation design <br /> should verify the bearing pressures, including combinations with seismic loading. In addition,the foundation <br /> design should specify the minimum required embedment depth,which should not be less than the greater of <br /> that required by the geotechnical report for the site conditions or the 18 inch frost depth. <br /> 5. The Main Floor beam on the west side supports a discontinuous shear wall. The beam is required to be design <br /> for load combinations with seismic forces increased by overstrength. See IBC Section 1613.1 and ASCE 7-16 <br /> Section 12.3.3.3. <br /> 1 <br />
