Structural Works, PLLC
1412 Beach Dr NE
Tacoma, WA 98424
253-533-0835
June 29, 2023
Drew Martin, Permit Services City of Everett
3200 Cedar St 2nd Floor Everett, WA 98201
RE: Building Permit Application #B2204-003 — Fabella Residence
To whom it may concern:
3. The structural design appears to be engineered per IRC Section R401.1.3. Structural calculations should be
submitted substantiating the design. The calculations should include all parts of the structure, including but not
limited to the foundations, shear walls and holdowns, and gravity framing. See IBC Sections 1604.1 and
1604.4, and additional comments below.
Response: Building has been engineered per IBC, not IRC. IRC Reference(s) has been
removed from the calculations
4. The continuous foundations appear to have reduced in size versus the original design, The foundation design
should verify the bearing pressures, including combinations with seismic loading. In addition, the foundation
design should specify the minimum required embedment depth, which should not be less than the greater of
that required by the geotechnical report for the site conditions or the 18 inch frost depth.
Response: Frost depth has been revised. Foundation is engineered to carry both the vertical
and horizontal loads.
5. The Main Floor beam on the west side supports a discontinuous shear wall. The beam is required to be design
for load combinations with seismic forces increased by overstrength. See IBC Section 1613.1 and ASCE 7-16
Section 12.3.3.3.
Response: Calculations have been revised w/ overstrength factor. See revised submittals.
Regards,
Ercin Sahin, PE
Structural Works PLLC
