1 <br />1 Project Information <br />Project/Site Name: <br />Riverfront Development <br />Street/Location: <br />361h and 41 st Street <br />City: Everett <br />State: I Washington Zip code: 198203 <br />Subdivision: <br />Receiving waterbody: <br />Snohomish River <br />1.1 Existing Conditions <br />Boulevard and Trunkline Utilities Phase - The project area for the construction of the boulevard <br />and utility project is 4 acres. It includes grading, equipment staging, excavation, haul roads, off - <br />site construction support areas, and all other soil disturbance acreage associated with the <br />project. New and existing gravel roads with quarry spall construction entrances/exits will be <br />maintained to provide access for trucks and equipment during construction. <br />Advanced Site Work Phase — This phase includes the development of the site adjacent to the <br />proposed boulevard to the west and will consist of site electrical distribution utilities, a temporary <br />access road, temporary staging areas and field trailer utilities, and a refuse relocation area. <br />Phase 1 Buildings and Parking lots — This phase will include landscaping, grading and <br />constructing the parking lots, installation of storm drainage structures and pipes, installing a <br />water main, installing the sewer main, LFG, and site lighting. <br />Phase 2 Buildings and Sewer — This phase will include the construction of the phase 2 building <br />(NW quadrant) and the sewer trunkline to serve the buildings. <br />Phase 3 - TBD. <br />Phase 4 - TBD. <br />Topography at the site generally slopes to the north. Elevations at the site range from a high of <br />approximately 40 feet above mean sea level (msl) at the far south end to 15 feet above msl to <br />the north. <br />Surface soils are generally fill dirt placed over an existing landfill. The landfill material is <br />anticipated to be disturbed during some of the gravity utility installation. Safety measures and <br />direction on disposal if and when landfill materials are encountered are provided in the plans <br />and per the Ecology Consent Decree for the site. <br />The Snohomish River is directly east of the site and discharges into the Puget Sound.
