EV E R E T T <br />CORRECTION MEMORANDUM <br />WASHINGTON <br />TO: <br />Ram Nehra, ramnehral@gmall.com <br />FROM: <br />Kelsey Heyd, Associate Planner, khevdCcDeverettwa.gov <br />DATE: <br />1.2.2020 <br />SUBJECT: <br />Planning Division Comments for Proposed SFR Remodel/AFH <br />LOCATION: <br />4735 Bayview Lane <br />PERMIT#: <br />CW1910-004 <br />A review of this project has been conducted by the Planning Division and it has <br />been determined that the following revisions should be made and/or the <br />following conditions must be met. <br />PLANNING DIVISION COMMENTS/CORRECTIONS <br />1. Driveway. Within the required 20' front setback, the maximum driveway <br />width allowed is 30' in accordance with EMC 19.34.110.C.1. The site plan <br />currently indicates a driveway of approx. 44' at its widest point within the <br />front setback. This needs to be reduced/revised on the site plan. Impervious <br />surface calculations must also be revised accordingly. <br />2. Height Calculations. Height calculations shall be provided in accordance with <br />the building height handout. The site plan doesn't include any height <br />calculations, the benchmark, or indicate the midpoints per the Steps of the <br />handout. The elevation plans note some height calculations, but they are <br />noted incorrectly and do not align with the requirements of Step 5 in the <br />handout. Please review the handout and revise the site plan and elevation <br />plan(s) accordingly to meet Steps 1-5. <br />3. Site Plan. The site plan provided for the building plan set (CW1910-004) is <br />inconsistent with the site plan provided for the civil plan set (PW W1910- <br />001). Please revise the plans accordingly for consistent information across <br />permits. <br />4. Heat Pumps. Heat pumps and their proposed setback(s) must be shown on <br />the site plan. Please note that heat pumps may be located within a required <br />side setback howeverthey may not be located closer than 3'to the side <br />property line. They also must be visually screened from the neighboring <br />Planning property via fencing and/or landscaping in accordance with Exception No. 5 <br />of Table 20-5 in EMC 19.20.240. All exterior stairs/steps and their proposed setback(s) <br />must be shown on the site plan. Please note that steps may only encroach <br />0 425.257.8731 into the required 5' side setback if no higher than three feet above the <br />425.257.8742fax <br />existing grade in accordance with Exception No. 6 of Table 20-5 in EMC <br />®planning@everettwa.gov 19.20.240. Please revise the site plan, and elevation plans if needed, <br />everettwa.gov accordingly. <br />
