A letter should be <br />provided as required per Item (a) below to clearly indicate how each comment has been <br />addressed. In order for the processing of your application to continue, the following <br />documentation should be submitted to Permit Services for review: <br />a. Itemized letter addressing the comments provided below. <br />b. Two complete sets of revised construction drawings. <br />c. Two copies of supplemental structural calculations. <br />Submittal documents should contain sufficient information and detail to review the <br />proposed project for compliance with the building codes. Upon submittal of the revised <br />documents, your application will be given priority and the review will recommence. <br />General <br />1. The proposed project appears intended to comply with the requirements of the 2015 <br />International Residential Code. The code should be specified in the construction <br />drawings. See the Everett Municipal Code Section 16.005.030 Article A. <br />Codes were updated per notes in this letter. <br />2. The project scope appears to have significantly from expanding the existing house <br />to modifying the existing house with a small addition at the basement level. In <br />addition, the original submittal indicated that the project included converting the single- <br />family residence (SFR) into an adult family home (AFH). The revised drawings do not <br />clearly indicate if the project still involves converting the house into an AFH, but it does <br />not appear the that house satisfies the requirements of Section R325. The scope of the <br />project should be clarified and stated in the drawings. See Section 106.1.1. <br />Scope of work updated. Project is remaining an SFR. <br />3. Continuing with the previous comment, the revised drawings appear to indicate the <br />current scope either involves modify the existing building for use as a SFR or converting <br />it into a duplex. Conversion of the house into a duplex requires approval from the <br />Planning Department. Other IRC requirements will also apply. See the EMC. <br />Project remaining a SFR and not converted to a duplex. <br />4. The construction drawings show a "new living space" being created under the area <br />containing Bedroom 4. This area is shown as existing, but it was not constructed with <br />permits and is therefore an illegal structure. Approximately half of this area is built on <br />top of an illegally -constructed exterior deck. The construction of this portion of the <br />building must be documented and shown to be code compliant with modifications as <br />needed. Alternatively, is should be demolished. See Sections R102.7.1, R105.1, <br />R105.4, 106.1.1, R113 and R301.1, and additional "Structural' comments below. <br />Living space changed to Storage Area. <br />S O <br />Page 2 of 7 <br />
