EV E R E T T CORRECTION AND COMMENTS MEMORANDUM <br />WASHINGTON TO: Ram Nehara, ramnehral(o)gmail.com <br />FROM: Kelsey Heyd, Associate Planner, kheyd(o)everettwa.gov <br />DATE: 3.20.2021 <br />SUBJECT: Planning Division Corrections & Comments — Proposed ADU <br />LOCATION: 4735 Bayview Ln, Everett, WA <br />PERMIT#s: CW1910-004, REVI21-016 <br />A review of this project has been conducted bythe Planning Division and it has <br />been determined that the following revisions should be made and/orthe <br />following conditions must be met. These comments are only in relation to the <br />land use code and do not account for all possible comments or corrections from <br />other departments. Additional comments or corrections may be required upon <br />review of the requested information. <br />PLANNING DIVISION COMMENTS <br />ADU Size. Accessory dwelling units are subject to the requirements of EMC <br />19.08.100. In accordance with Table 8-6, the maximum ADU size allowed is <br />1000 square feet. The proposed ADU exceeds the maximum size allowed <br />per Table 8-6. Please review and revise the proposal accordingly. Upon <br />revising the ADU, the ADU checklist should be revised accordingly to reflect <br />the changes. <br />ADU Fee, Covenant, and Owner Occupancy Certificate. Thank you for <br />providing the required ADU checklist. The owner occupancy certificate and <br />draft ADU covenant were not included with the packet submitted. Please <br />provide at your earliest convenience. The assigned project numberfor your <br />application is REVI21-016; a required fee of $567 is required for this <br />application. Please pay at your earliest convenience by calling 425.257.8731 <br />and referencing the project number or you can pay via check, made out to <br />City of Everett, and mailing to the following: <br />City of Everett Planning Dept. <br />2930 Wetmore Ave, STE 8A <br />Everett, WA 98201 <br />Planning 3. Parking. In accordance with EMC 19.34, 2 parking stalls are required forthe <br />principal dwelling unit and 1 additional parking stall is required for the <br />Q2930 Wetmore Ave, Ste. 8A proposed ADU. Required parking must be constructed of a "durable <br />Everett, WA 98201 surface". Please clearly identify the 3 required parking stalls on site and the <br />O425.257.8731 proposed surfacing materials; only 2 of the stalls may be tandem. Driveway <br />425.257.8742 fax standards are identified in EMC 19.34.110.C. <br />® planning@everettwa.gov 4. Please Note: ADUs with 2+ bedrooms require a school impact fee. Since this <br />everettwa.gov project is located within the Mukilteo School District, a fee of $8,924 will be <br />due at time of permit issuance. <br />
