Gary A. Flowers, PLLC
Geological & Geotechnical Consulting
5205 23" Avenue W
Everett, WA 98203
November 11, 2019
Project No. 19-016
Mr. Ram Nehra
4735 Bayview Lane
Everett, WA 98203
Re: Geotechnical Report
4735 Bayview Lane
Everett, WA
Tax Parcel #00417000400400
This report presents our findings, opinions and recommendations regarding critical area issues at
the above noted property in Everett, WA. The existing home on the property is in very poor
condition and has some unpermitted elements to it. It also has an unfinished basement under the
eastern portion of the house and crawl space under the western portion of the structure. It is our
understanding that the unpermitted structures will be removed, and the home will be totally
remodeled and enlarged. The existing home is located about 130 feet from the top of a very steep
slope that is classified as a very high landslide hazard and high erosion hazard area. No cuts or
vegetation removal will be necessary on any steep slope area for the new residential construction.
Due to the presence of the adjacent steep slope to the east the property is subject to landslide hazard
regulations as detailed in the Everett Municipal Code, Chapter 19.37. A site plan with topographic
contours by Omega Engineering, dated October 9, 2019, the Surficial Geologic Map of the
Mukilteo and Everett Quadrangles by Mackey Smith, 1976, the Washington Interactive Geology
Map and Subsurface Geologic Information System and the City of Everett critical area map
collection were used as references for this evaluation. A series of exploration pits recently
excavated on the parcel have confirmed the presence of dense, glacially consolidated sediments
underlying the site and forming the core of the slope and the lack of ground water within the upper
site soils.
This report has been prepared for Mr. Ram Nehra, 4735 Bayview Lane, Everett, WA 98203, in
support of his permit submittal for the removal of certain unpermitted elements of the existing
house and for the full renovation and enlargement of the existing residence. This report has been
prepared by Gary A. Flowers, P.E.G. and Robert M. Pride, P.E., P.G.E. Mr. Flowers is a licensed
geologist and engineering geologist in Washington with more than 45 years of experience in the
Puget Sound area working on geologic hazards. Mr. Pride is a licensed professional engineer in
Washington and a licensed civil engineer and geotechnical engineer in California with more than
55 years of experience on projects in Washington, various regions of the United States and multiple
projects in various regions of the world.
Gary A.
