Z
To: Tony Lee Date: 8/2/2022
Building Official, City of Everett From: Katie MacKenzie
3200 Cedar Street,2nd Floor cc: Kris Segler, John Woodworth, Renay
V Everett,WA 98201 Luzama
425.257.8812
TLee@everettwa.gov
Project Name: Everett Riverfront Building A
Project Number: B2003-013
Subject: Mechanical Appeal
Vl
This memo is to outline an appeal, in compliance with WSBC 104.11,for Everett Riverfront Building A.
N
Code Section:WSMC 501.3.1, Location of Exhaust Outlets
Code Requirement:
The termination point of exhaust outlets and ducts discharging to the outdoors shall be located with the following minimum distances:
1. For ducts conveying explosive or flammable vapors, fumes or dusts:30 feet(9144 mm)from the property line; 10 feet(3048 mm)
from operable openings into the building;6 feet(1829 mm)from exterior walls and roofs;30 feet(9144 mm)from combustible walls
and operable openings into the building which are in the direction of the exhaust discharge; 10 feet(3048 mm)above adjoining
grade.
Proposed Design:
Building A has a dedicated backup generator located within the building, at the ground level, with an exterior wall at the south-east
exposure. The generators room and associated ventilation are designed per NFPA 110 and Washington State Mechanical Code.See
attached supporting document for both diagrammatic detail and elevation view that outlines all NFPA requirements for generator
ventilation, including radiator exhaust, makeup air, fuel vents and engine exhaust.
Reason For Alternate:
The engine exhaust was located to at the exterior of the building with a 10 feet clearance from operable openings, with the priority to
maintain separation from the resident unit windows. To meet this clearance from operable resident units, the engine exhaust conflicts
with one leaf of the exterior door to an electrical room.
This double-door serves a back-of-house electrical room, that is secured and normally closed. The door is sized to passage for larger
equipment, and with 20-minute rated gasketing. The electrical room is positively pressurized with continuous ventilation,as required
for all level 1 spaces for this building.
This appeal requests an exception to the 10-ft clearance of the generator engine exhaust, explicitly for this application where the
operable door in conflict is normally closed, secured and rated.
Seattle I Portland I Sacramento I San Francisco I Silicon Valley I Las Vegas I Los Angeles I Irvine I San Diego I Austin I GLUMAC.COM
