As of <br />2016, black people made up 12% of one project-based sectfon 8 complex; and Asian residents comprised <br />46% and 21% of two project-based sectfon 8 propertfes. Asian residents were also overrepresented in <br />other HUD multf-family assisted propertfes, with ranges of 29 -76%. <br />Besides these racially disparate impacts that exist today, there is a risk of creatfng new impacts with <br />increased density and risks of gentrificatfon and redevelopment. The map below highlights parcels zoned <br />low density residentfal today (R-1, R-2, R2-A and R-S zones) where land value is 50% greater than the <br />improvement or home value based on 2019 Snohomish County Assessor data. These parcels are more <br />likely to redevelop afler a zoning change that would allow increased density.
