Everett 2044 Land Capacity Analysis Methodology
Alternatives
Under Alt 1: Current Plans Extended, the city would contfnue to advance the growth strategy set forth in
the 2015-2035 Comprehensive Plan including focused growth in Metro Everett and along
the city’s urban corridors and existfng employment centers. This alternatfve would not
provide sufficient capacity to meet the city’s 2044 growth targets but does establish a
baseline for comparing the impacts of the other alternatfves.
Under Alt 2: Concentrated Growth, the city would add additfonal
capacity to meet the city’s 2044 growth targets, primarily in tall
buildings in Metro Everett and along the city’s urban corridors.
More of the city would avoid growth and change than the
dispersed alternatfve.
Under Alt 3: Dispersed Growth, the city would add additfonal
capacity to meet the city’s 2044 growth targets in more areas but
at a lower scale than the concentrated growth alternatfve. More of
the city would experience development and redevelopment than
the concentrated alternatfve.
The growth alternatfves were developed by applying generalized building typologies
to a set of growth geographies. See the table on the next page for details. Some
specific adjustments were then applied to implement policies in the urban form
element and other elements of the drafl comprehensive plan, reflect changed
conditfons since the last periodic update, or respond to public comments.

Alternatfve 2
Alternatfve 1
Alternatfve 3
