Home occupatfons may be permitted in any residentfal zone provided such home occupatfons 2 <br />comply with the requirements of the zone in which the property is located and the following 3 <br />requirements: 4 <br />1. Home occupatfons shall not occupy more than twenty-five percent of the total floor area of 5 <br />the residence, or six hundred square feet, whichever is less. Home occupatfons carried on within 6 <br />a dwelling shall be provided access to the work space through the dwelling only, with no direct 7 <br />access to the outside; 8 <br />2. The occupatfon shall be carried on entfrely within a residence or accessory building by the 9 <br />occupant thereof; 10 <br />3. The home occupatfon may be located in the principal dwelling or in the accessory structure. 11 <br />If located in an accessory structure, the following regulatfons shall apply: 12 <br />a. The area devoted to the occupatfon, as described in subsectfon (A)(1) of this sectfon, 13 <br />shall be based upon the floor area of the dwelling only; and 14 <br />b. Access to the work space may be directly from the outside; 15 <br />4. No noise, dust, smoke, light, glare or odor shall be emitted other than is commonly 16 <br />associated with a residentfal use; 17 <br />5. The occupatfon shall be conducted in such a manner as to give no outward appearance of a 18 <br />business nor manifest any characteristfcs of a business; 19 <br />6. Occupatfons which shall be prohibited as home occupatfons include, but are not limited to: 20 <br />a. Veterinarians; 21 <br />b. Clinics; 22 <br />c. Auto repair; 23 <br />d. Auto sale; 24 <br />e. Barber/beauty shops; 25 <br />f. Real estate offices; 26 <br />g. Offices with client visits; 27 <br />h. Retail sales, on premises; 28 <br />i. Any use of a nature which is similar to those listed in this chapter or which creates 29 <br />impacts on surrounding propertfes which are similar to those created by the uses listed 30 <br />herein; 31
