See EMC 19.12.040 19.09.210 for standards that address facade design, including vertfcal 2 <br />and horizontal artfculatfon, facades longer than one hundred feet, blank walls, exposed fire 3 <br />walls, exterior building materials and street corner buildings. 4 <br />2. In additfon to the requirements set forth in EMC 19.12.03040, residentfal development is 5 <br />required to have street-facing facades of residentfal buildings designed to look as a series of 6 <br />buildings no wider than fifty feet each. 7 <br />3. Garage Facades. The length of the garage wall facade facing the street may be up to fifty 8 <br />percent of the length of the street-facing dwelling unit facade, except the maximum length 9 <br />allowed is thirty feet if the garage wall facade is within twenty feet of the front or side-street lot 10 <br />line. Garage doors in facades facing streets may be up to 30’ wide if garage door is within 20’ of 11 <br />the lot line, otherwise 50% of façade width. Balustrades of balconies and decks, not on the 16 <br />ground level, that are parallel to and within fifteen feet of an interior side setback shall be at 17 <br />least seventy-five percent opaque for propertfes in or abutting any residentfal zone. 18 <br />C. Weather Protectfon. See EMC 19.09.240 12.120 and Table 12-4 for weather protectfon requirements. 19 <br />D. Transparency. If the residentfal development includes structured parking, see EMC 19.09.230 21 <br />12.110 for structured parking requirements. 22 <br />19.09.030 BUILDING ENTRANCE REQUIREMENTS. 23 <br />A. Pedestrian Access to Building Entrances. 24 <br />1. Developments with exterior pedestrian circulatfon systems shall connect building entrances 25 <br />to the public sidewalk, off-street parking areas, common open space areas and other amenitfes, 26 <br />and alley where applicable. 27 <br />2. The exterior pedestrian circulatfon system shall be a minimum of three feet wide for 28 <br />residentfal development with twenty or fewer units and five feet wide for more than twenty 29
