Inclusionary zoning requirements under this sectfon are waived for: 4 <br />a. Projects resultfng in fewer than six dwelling units. 5 <br />b. Projects subject to a development agreement. 6 <br />2. Inclusionary zoning requirements under this sectfon, including the alternatfve compliance fee 7 <br />in lieu, shall be reduced by half for projects resultfng in at least six but no more than fifteen 8 <br />dwelling units. 9 <br />D. Requirements. 10 <br />1. At least twenty percent of the dwelling units must affordable to households whose income is 11 <br />at or below eighty percent of the median household income for Snohomish County, adjusted for 12 <br />household size; 13 <br />2. Of the affordable dwelling units required under subsectfon (D)(1), at least one half must be 14 <br />affordable to households whose income is at or below sixty percent of the median household 15 <br />income for Snohomish County, adjusted for household size; 16 <br />3. Dwelling units intended exclusively for owner occupancy: twenty percent of the units 17 <br />affordable to households whose income is at or below eighty percent of the median household 18 <br />income for Snohomish County, adjusted for household size; 19 <br />4. Affordable housing units that are provided under this sectfon shall remain as affordable 20 <br />housing for a minimum of 50 years, as provided in a recorded covenant running with the land. 21 <br />The covenant shall be approved by the Planning Director and filed for recording with the county 22 <br />auditor prior to the issuance of a certfficate of occupancy for any applicable structure. 23 <br />E. Review process. Prior to the issuance of any permit(s), the department shall review and approve the 24 <br />locatfon and unit mix of the affordable housing units consistent with the following standards: 25
