Projects resultfng in fewer than six dwelling units. 5 b. Projects subject to a development agreement. 6 2. Inclusionary zoning requirements under this sectfon, including the alternatfve compliance fee 7 in lieu, shall be reduced by half for projects resultfng in at least six but no more than fifteen 8 dwelling units. 9 D. Requirements. 10 1. At least twenty percent of the dwelling units must affordable to households whose income is 11 at or below eighty percent of the median household income for Snohomish County, adjusted for 12 household size; 13 2. Of the affordable dwelling units required under subsectfon (D)(1), at least one half must be 14 affordable to households whose income is at or below sixty percent of the median household 15 income for Snohomish County, adjusted for household size; 16 3. Dwelling units intended exclusively for owner occupancy: twenty percent of the units 17 affordable to households whose income is at or below eighty percent of the median household 18 income for Snohomish County, adjusted for household size; 19 4. Affordable housing units that are provided under this sectfon shall remain as affordable 20 housing for a minimum of 50 years, as provided in a recorded covenant running with the land. 21 The covenant shall be approved by the Planning Director and filed for recording with the county 22 auditor prior to the issuance of a certfficate of occupancy for any applicable structure. 23 E. Review process. Prior to the issuance of any permit(s), the department shall review and approve the 24 locatfon and unit mix of the affordable housing units consistent with the following standards: 25
