This chapter does not apply to propertfes with a zone designatfon of R-S, R-1, R-2, R-2(A), WRM or 2 <br />AG. 3 <br />F. Exceptfons. The following are excepted from the requirements of this chapter: 4 <br />1. Minor exterior alteratfons, provided, however, the alteratfon shall meet the following: 5 <br />a. The alteratfons to the exterior shall meet the applicable standards of this chapter; 6 <br />b. The alteratfons do not create a greater nonconformance unless otherwise allowed 7 <br />through modificatfon of standards; and 8 <br />c. The alteratfons are not as a result in a change of use or occupancy (see subsectfon 9 <br />(F)(3) of this sectfon). 10 <br />2. Interior alteratfons which do not change the exterior appearance of the building and/or site. 11 <br />3. Change of use or occupancy which is either a minor exterior alteratfon or interior alteratfons; 12 <br />provided, however, that if the change in use or occupancy creates additfonal off-street parking or 13 <br />uses outdoor areas to conduct business or store materials, the development shall provide the 14 <br />following: 15 <br />a. The development shall meet the parking requirements of this tftle, Chapter 19.34 16 <br />EMC (Parking, Loading and Access Requirements) and, as required, Chapter 19.35 EMC 17 <br />(Landscaping) and Chapter 19.33 EMC (Streets, Sidewalks and Pedestrian 18 <br />AccessCirculatfon); and 19 <br />b. Any building alteratfon includes weather protectfon as required by this chapter. 20 <br />G. Conflict with Other Provisions. In the event of a conflict between these standards and other sectfons 21 <br />of the Unified Development Code, these requirements shall control; provided: 22 <br />1. The requirements for mixed-use and multffamily development established in Chapter 19.09 23 <br />EMC shall control; and 24 <br />2. The requirements established as part of any historic or design overlay zone shall take 25 <br />precedence over any conflictfng requirements in this chapter. 26 <br />19.09.20012.030 BUILDING FORM STANDARDS 27 <br />A. Finish Floor Levels and Building Depth. The requirements set forth in Table 12-1 9-3apply to the form 28 <br />of buildings in the city.
