EMC <br />19.06.020 requires the building to be set back <br />ten feet from the single-family zone, as well. <br /> <br />19.22.030, WHERE HEIGHT REDUCTIONS ARE REQUIRED. 2 <br />A. Intent. The following requirements are intended to promote compatfbility between areas with 3 <br />different permitted heights and different permitted uses. The following instances might require 4 <br />reductfon in allowed building heights: 5 <br />1. Where a zone that allows buildings over seventy feet tall abuts a neighborhood residentfal 6 <br />zone 7 <br /> 2. Where industrial uses abut residentfal zones; 8 <br /> 3. Where development is within the airport compatfbility area. 9 <br />B. Height Reductions—Adjacency, Table. 10 <br />1. Table 22-4 requires height reductfons where a development site is in a zone identffied in 11 <br />Column A and which abuts an adjacent zone shown in Column B. In these circumstances, the 12 <br />development must adhere to the height limits in the adjacent zone (from Column B) for the 13 <br />distance specified in Column C. If the proposed development abuts a residentfal zone that is not 14 <br />within the city limits, the height limits assumed will be twenty-eight feet. 15 <br />2. The measurement of distance from the building to adjacent zone is from adjacent zone 16 <br />boundary, except where the adjacent zone boundary is along the centerline of a street or alley, 17 <br />the measurement shall be made from the property line across an alley or street in the adjacent 18 <br />residentfal zone. 19 <br />3. See Table 22-5 for illustratfon of how these reductfons are applied. 20
