Setback in rear may be reduced fifty percent, or six feet, whichever is more 1 <br />permissive, if no higher than ten feet above existfng grade and if uncovered (i.e., no 2 <br />roof). 3 <br />2. Front and Side Street Setback. 4 <br />a. Setback in front or side (street) may be reduced fifty percent, orby six feet, 5 <br />whichever is more permissive, if the finished floor is no higher than forty-two eight 6 <br />inches above existfng grade. 7 <br />b. Steps and accessibility ramps may encroach into setback if no higher than forty-8 <br />twoeight inches above existfng grade in the area of encroachment. 9 <br />c. See Chapter 19.08 EMC for front porch design standards. 10 <br />C. Front Porch and Entrances as indicated in EMC 19.08.050 11 <br />D. Encroachment into Public Right-of-Way. The following may be authorized by the city engineer within 12 <br />the public right-of-way: 13 <br />1. Signs, marquees and awning signs may project into (over) the public right-of-way. 14 <br />2. Street furniture and landscaping may be placed in the public right-of-way when consistent 15 <br />with the sidewalk standards set forth in EMC 19.33.030. 16 <br />3. Transit stops, transit shelters and bicycle facilitfes may be placed in the public right-of-way 17 <br />when consistent with the sidewalk standards set forth in EMC 19.33.030. 18 <br />4. Any other encroachment. 19 <br />DE. West Marine View Drive at 23rd and 24th. No buildings shall be constructed on property located 20 <br />within the westerly extension of the right-of-way lines for 23rd Street and 24th Street in Blocks 483, 486 21 <br />and 556, immediately east of West Marine View Drive (see Map 6-1). All buildings to be constructed 22 <br />north or south of these extended right-of-way lines shall meet the setbacks that would be required if the 23 <br />property lines coincided with the extension of the right-of-way lines. 24 <br />EF.
