Lot area; provided the overall density of the project complies with the underlying 1 <br />zoning requirements (this chapter) and Chapter 19.08 EMC. 2 <br />b. Lot width; 3 <br />c. Lot depth; 4 <br />d. Interior side building setbacks, including zero lot line; provided, that building 5 <br />constructfon shall comply with all building and fire code requirements. Setback 6 <br />reductfons along the exterior boundary of the parent lot may not be granted; 7 <br />e. Lot frontage; 8 <br />f. Lot coverage; and 9 <br />g. Minimum building site standards in this chapter. 10 <br />2. Evaluatfon Criteria for Modificatfon of Development Standards. 11 <br />a. The director determines through review of a site plan the proposed project design 12 <br />will provide adequate building sites, open space, parking and building setbacks; 13 <br />b. The proposed unit design complies with the requirements of EMC 19.08.020, small 14 <br />lot single-family development. 15 <br />C. Subdivisions and Short Subdivisions—Lot Depth. Subdivisions and short subdivisions may request 16 <br />(REV II) a reductfon in lot depth. Such a reductfon shall be limited to the following: 17 <br />1. When the originatfng parcel meets the lot frontage and lot width standards of this chapter; 18 <br />2. Exceptfons that would allow any lot to be less than seventy feet shall not be granted; 19 <br />3. The lot or lots shall meet all other requirements of this chapter and shall provide a suitable 20 <br />building site, setbacks and off-street parking. 21 <br />D. Division of Land with More Than One Existfng Single-Family Dwelling on One Lot. An exceptfon to the 22 <br />lot area, lot width, lot depth and setback standards may be granted (REV II) subject to the following 23 <br />minimum standards: 24 <br />1. The existfng structures shall be single-family dwellings in a single-family zone; 25 <br />2. All lots and existfng structures shall meet minimum fire safety and public utflity standards, 26 <br />and minimum maintenance standards as defined by the city; 27 <br />3. All lots and existfng structures shall provide for adequate off-street parking. When existfng 28 <br />parking is nonconforming, the division of land shall not result in off-street parking becoming 29 <br />more nonconforming; and 30 <br />4. All lots must have full frontage on a public street. The use of easement access, panhandle lot 31 <br />or alley frontage is not permitted. 32 <br />E. Dedicatfon of Public Right-of-Way. If a proposed land division requires a dedicatfon of right-of-way for 33 <br />an existfng public street, one hundred percent of the dedicated area may be credited toward meetfng 34 <br />the minimum lot area of the proposed project.
