Private open space shall be a minimum of ten feet in any directfon, no less than one 2 <br />hundred square feet in area. A rear or side yard, which is part of a required setback area, 3 <br />may be counted toward this requirement if it meets the minimum dimensions. 4 <br />b. Common open space shall be a minimum of twenty feet in any directfon, no less 5 <br />than four hundred square feet in area. 6 <br />3. Where Located. 7 <br />a. Private open space on the ground shall be located to the rear of the unit. 8 <br />b. Each unit should have direct access to on-site open space without travel through 9 <br />parking areas or other open space areas of other units. 10 <br />c. A private deck, porch, balcony, patfo, or roof garden may be counted towards the 11 <br />open space requirement provided it has a minimum dimension of six feet in any 12 <br />directfon. 13 <br />4. Design Standards. 14 <br />a. Open space areas shall be developed with lawn, landscaping, usable actfve or passive 15 <br />recreatfon areas, courtyards, seatfng and walkways. 16 <br />b. Bark or gravel covering of required common open space areas shall not exceed ten 17 <br />percent. 18 <br />c. Pavement covering of open space areas shall be limited to actfve recreatfon surfaces, 19 <br />walkways, and courtyard areas. 20 <br />E D. Landscaping/Screening. 21 <br />1. See Chapter 19.35 EMC for landscaping and street tree requirements. 22 <br />2. Screening of waste containers from view of neighboring propertfes is required. 23 <br />19.08.050 FRONT PORCH AND ENTRANCE REQUIREMENTS. 24 <br />A. Where Applicable.
