I am the planner assigned to the <br /> land-use review of this project,to convert two existing garages into bedrooms for a duplex at 5707 East Dr. A&B (permit <br /> B2404-062).Additional comments may also be provided by other Departmental reviewers for your application; please <br /> utilize the Online Permitting Portal to check on the status of other reviewers. <br /> Before continuing with our review, Planning requires the following items to be addressed: <br /> • Site plan.While your proposed work is primarily internal to the building, we do need some additional detail on <br /> your site plan. <br /> o Because you are converting garage space, please show on the site plan a total of 4 off-street parking <br /> spaces meeting Public Works required dimensions. (Per EMC 19.34.020- 2 off-street spaces each for <br /> Unit A and Unit B,for 4 total) <br /> o Update the parking calculation table on the site plan to show both the correct required parking (4 <br /> spaces) and the parking you provide. <br /> o Please label the deck for both Unit A and Unit B as'existing deck'. <br /> Please note that these comments do not constitute an exhaustive plan check review.These comments are only related <br /> to the land use code, and do not account for all possible requirements either from Planning or other departmental <br /> reviewers. Resubmittal instructions are outlined here. <br /> For your information, we have also calculated your Park Impact Fees, using the 2024 rate schedule, as$2220 (2 new <br /> bedrooms x$1110 each).
