Kennedy Murima <br /> Plan Check Number: B2405-041, Second Building Review <br /> August 1, 2024 <br /> General (Reviewer: Anita Chen) <br /> • (No action required for this comment.This comment is to clarify how the residential code applies <br /> this project): <br /> This project's scope is being updated to a "Single Family Residential with new ADU below, both <br /> converting to Adult Family Homes". <br /> EXPLANATION: <br /> The building was an unlawful duplex (CE22-1038 and W2210-015).The code case was abated <br /> when the range and dishwasher were removed from the lower unit and the building returned to <br /> being a single dwelling(1132303-046). <br /> The definition of a dwelling unit under the IRC is"A single unit providing complete independent <br /> living facilities for one or more persons, including permanent provisions for living,sleeping, <br /> eating, cooking and sanitation <br /> The proposed building provides for living, sleeping, eating, cooking and sanitation on both floors <br /> and there is a clear separation: <br /> o The range has returned to the lower floor in a kitchen. <br /> o There is also a clear separation between the upper and lower floors with the doors at the <br /> top and at the bottom of the stairs. <br /> Therefore,this is considered two dwelling units. <br /> Under the new provisions of the IRC 2021, no fire rating is required between the two units, if the <br /> primary dwelling unit(upstairs) and the accessory dwelling unit(downstairs) have interconnected <br /> smoke and carbon monoxide alarms. (Comment#6). <br /> 1. Floor plan print is unclear and hard to read, especially where hatched. Please revise accordingly. <br /> The submitted floor plans are printed on 8.5 inch by 14 inch paper.And it is un-readable to <br /> reviewers, inspectors and any contractors who would perform the work. <br /> Either, resubmit plan set documents at 22x30 or 24x36.
