Soils encountered are <br /> characteristic of glacial till profiles which typically consist of weathered, medium dense to dense <br /> silty sand with subrounded gravel underlain with very dense material of the same composition. <br /> Our findings are consistent with the local geologic mapping in our opinion. Groundwater was <br /> not encountered in the borings during our investigation. For information about the soils <br /> encountered, please refer to the boring log in Appendix A. <br /> GEOLOGICALLY HAZARDOUS AREAS EVALUATION <br /> Landslide Hazard-Medium <br /> We understand that the City of Everett has designated the western margin of the project site as a <br /> medium landslide hazard. The designation also includes the immediate west-adjacent property <br /> to the site. The area is illustrated on the Site Geologic Hazards Map, attached as Plate 4 to this <br /> report. Per Everett Municipal Code (EMC) 19.37.080,these areas are described slopes between <br /> twenty-five (25)percent and forty(40)percent in Qvt(Glacial Till) geologic units. <br /> Per the mapping available via the Everett Property Tool GIS,the medium landslide hazard area <br /> exists at the western margin of the project site and is a minimum of approximately 35 feet from the <br /> proposed garage addition footprint. The proposed garage is approximately 63 feet away from the <br /> slope crest. Based on our observations and the available topographic GIS mapping,the hazard area <br /> slopes down approximately 10 feet in vertical height westwardly at moderate inclinations until <br /> reaching a levelled terrace at the west property line. West of the property line,the topography <br /> continues to slope westward at moderate to steep inclinations. During our investigation,we probed <br /> the steep slope areas at the site and encountered dense soils at depths of 3 to 4 feet beneath the <br /> ground surface. We interpret the slopes as underlain with native glacial till,which we encountered <br /> at similar depths in the borings of our investigation. We observed the slopes at the site to be <br /> vegetated with native trees, shrubs, and various other forms of groundcover. <br /> We find the existing vegetation and the dense to very dense soil conditions present at the site to be <br /> mitigating factors regarding slope stability and potential landsliding of the hazard areas at the site. <br /> In our opinion,the mapped landslide hazard area is stable at this time and the risk of adverse effect <br /> to the areas due to the proposed development is negligible. Our opinion is that the buffer from <br /> building footprints to the steep slope hazard areas on the site can be reduced to a minimum of 25 <br /> feet.
