I am <br />the planner conducting the re -review for this application. <br />Planning cannot further review or approve your permit until the following has been addressed: <br />1. EMC 19.06.030.13.2 - Exceptions to building or structure placement requirements — Porches, Decks and Steps — <br />Front and Side Street Setback. From the submitted materials, it appears the proposed front deck would exceed <br />42 inches above existing grade over the driveway. Planning also has concerns that the construction of the deck <br />over the existing driveway may remove the ability to park here. As depicted on the provided plans, the proposal <br />would not be approvable without the request of a variance. (Please also note that a variance may not be able to <br />be supported for this proposal.) Please revise the proposal to adhere to the above code section for Planning <br />approval. <br />I have provided a very rough draft alternative to the proposal that would meet criteria outlined in EMC 19.06.030.13 and <br />have attached it to this email for your consideration. Please let me know if you have any questions. <br />Resubmittal instructions can be found here. Please submit at minimum 2 copies of any revised plans or documents. If <br />you have any Planning related questions, please contact me directly via email or the Planner On -Duty at <br />Planning@everettwa.gov. <br />These comments are only related to the Land Use Code and do not account for all possible requirements from other <br />departments. The Unified Development Code can be accessed here. Additional comments may also be provided by other <br />departmental reviewers for your application. Please utilize the Online Permitting Portal to check on the status of other <br />reviewers. <br />For general permit questions, please contact Permit Services at PermitServices@everettwa.gov or at 425.257.8810. In <br />the meantime, this permit is on hold for further Planning review until the requested revisions have been received <br />demonstrating compliance with Land Use Code and submittal checklists.
