13. LIENS. Tenant shall keep the Premises and the property in which the Premises are situated <br /> free from any liens arising out of any work performed, materials furnished or obligations incurred by <br /> Tenant. ' <br /> 14. ASSIGNMENT AND SUBLETTING.Tenant agrees that it will not sublet the Premises, or <br /> any part thereof, nor assign this lease, or any interest therein,without first obtaining the written <br /> consent of the Landlord,which consent may be withheld in Landlord's sole absolute discretion. <br /> 15. HOLD HARMLESS. Landlord or its agents shall not be liable for any loss or damage to <br /> persons or property resulting from fire, explosion,steam,gas, electricity,water, or rain which may leak <br /> from any part of the building or from the pipes, appliances or plumbing works therein or from the roof, <br /> streets, or subsurface or from any other place resulting from dampness or any other cause whatsoever, <br /> unless caused by or due to the negligence of the Landlord, its agents,servants or employees.Tenant <br /> shall give prompt notice to Landlord in case of casualty or accidents in the Premises. Subject to the <br /> preceding sentence.Tenant and Landlord agree that each party shall defend, indemnify and hold <br /> harmless the other party, its officials, officers, agents and employees from and against any and all <br /> claims, losses, damages,judgments, or liabilities of whatever nature, including any portion thereof, <br /> arising from or related to the indemnifying party's acts, omissions or performance under this Lease. Each <br /> party's obligations herein shall be limited to the extent of the proportionate share of liability <br /> attributable to said party. <br /> 16. Intentionally Omitted. <br /> 17. LIABILITY INSURANCE.Tenant shall maintain its customary self-insurance program <br /> (which is$1,250,000 self-insured retention, and customary excess layers issued by carriers having <br /> minimum ratings of"A" or Class VII as rated by A.M. Best's Key Rating Guide,or a minimum rating of <br /> "A" from Standard & Poor's) during the Initial Term of this Lease and all Extension Periods, if any. <br /> 18. PERSONAL PROPERTY TAXES.Tenant shall pay,or cause to be paid, before delinquency <br />
